Contents insurance

As your factor we’re responsible for insuring the building you live in, but we're not responsible for insuring the contents of your home or your belongings.

Buying everything again would normally cost a fortune so contents insurance is vital if you want to be covered for loss due to unexpected events like a fire or flood.

We always recommend you take out contents insurance.

Our Group partner organisation, Wheatley Solutions Limited, can help you arrange contents insurance with our partners, Aviva and Aon . You don't have to take insurance through our partners. You may decide to shop around for your own contents insurance policy.

Wheatley Solutions has negotiated good rates with Aviva and Aon, with premiums starting from as little as as £1.64 a month for £8000 of standard cover. If you’re over 60, cover starts at £0.82 for £4000 of standard cover. There’s no claim excess which can be as much as £100 on other policies.

You will usually be covered for loss or damage, including furniture, electrical goods, clothing and jewellery. Different policies offer different levels of cover, but generally you’ll be covered against theft, fire and flood. ‘Accidental damage cover’ is usually optional so don’t assume it’s included in your policy.

Whether the negotiated rates with Aviva and Aon will be the best deal for you will depend on your individual circumstances and needs, neither Lowther Homes nor Wheatley Solutions makes any recommendation in respect of individual customers.

Boiler and central heating cover

As your factor we’re responsible for insuring the building you live in, but we're not responsible for insuring your boiler or central heating system.

We offer boiler and central heating cover in partnership with Saltire. You don't have to take this cover through our partners. You may decide to shop around for your own cover.

We offer a fantastic deal for gas boiler and central heating cover for only £14.59 per month.

The cover includes:

  • unlimited call outs
  • repairs to boiler controls for central heating
  • replacement boiler parts
  • an annual service
  • all parts and labour.

You can add plumbing, drains and electrical wiring to this cover for £20.99 a month. There's also a basic 'service only' cover for only £7.99 a month. Any repairs are charged on top of that cost.

Building insurance

One of our legal responsibilities as your factor is to arrange buildings insurance. It's really important as it makes sure your home is always fully covered in the event of an insured act, such as fire or storm damage. You can’t opt out of block building insurance cover – it’s a legal requirement.

We are often asked why owners cannot arrange their own buildings insurance. Block insurance is the only way to make sure that every property has enough cover and that all premiums are paid so the policy continues to be valid.

The policy we’ve taken out for you covers against accidental damage caused to the building and certain fixtures in the kitchen and bathroom, as well as acts of vandalism.

Wheatley Solutions Limited, also part of Wheatley Group, arranges the building insurance contract on our behalf. They get competitive quotes from insurers every three years. Despite the extremely challenging insurance market, with several insurers no longer providing this type of cover, as well as the changes in insurance regulations and the increasing costs and claims values, Wheatley Solutions has still managed to secure a competitive insurance cover for our customers.

From 1 April 2024, your buildings insurance will be provided by Aviva Insurance Limited. Aviva is one of the largest insurers in the UK, with nearly 19 million customers. Aviva handles all claims directly and have UK-based claims handlers who manage each claim from start to finish.

Full details of the new contract will be added when it goes live on 1 April.

Common repairs

There are parts of the building which are the joint responsibility of all homeowners and these are usually referred to as the shared parts of the property.

We can organise all required common repairs for you and your neighbours. We'll divide any bills between you and your neighbours in line with the Title Deeds.

If a repair is going to be above the set threshold for your home, we'll work with you to obtain majority consent.

Our Neighbourhood Environmental Teams (NETs) provide excellent value for money close-cleaning services.

If your block opts-in to this service you will receive a weekly clean consisting of brushing and mopping of close areas and front entrance steps. Our teams will:

  • brush and mop landing and staircases
  • clean glass entrance doors and panels inside and out
  • clean all handrails, bannisters, window sills and light fittings
  • brush and mop external front entrance path and stairs
  • clean accessible internal windows
  • remove graffiti.

Backcourt maintenance

Our Neighbourhood Environmental Teams (NETs) can help you keep your backcourts neat and tidy.

Our NETs provide an excellent backcourt maintenance service. The NETs will:

  • brush and tidy bin areas
  • remove bulk uplift from backcourt areas and place at kerbside for collection
  • de-litter grass areas at backcourt
  • mow grass areas fortnightly during the summer months
  • strim grass edges fortnightly during the summer months
  • prune shrub beds and hedges as necessary
  • brush down hard-standing areas in backcourt
  • scrape weeds from pathways
  • apply weedkiller to hard-standing areas as required
  • clear fallen leaves and dispose of as required in winter
  • remove graffiti.

We can also provide a land maintenance service to developments with semi-detached, detached and terraced houses.

This makes sure the land in common ownership in a development is maintained to a good standard.

Major improvement work

To protect your property - and to comply with legislation - major improvement works may be needed.

Major improvement work

This could include new roof and render, insulation, upgrade to door entry controls or stair and close refurbishments.

As the representative of all owners in a block we can organise proprietors’ meetings so potential major improvement works can be discussed and voted on. We will organise estimates for works, and project manage on behalf of you and your neighbours once payment has been received from everyone.

Where one of Wheatley Group’s landlords has an interest in your property, they may want to carry out major improvement work in line with their obligations as social or private landlords to protect housing assets and provide high quality homes for their tenants. If this is the case, we or the landlord will be in touch to let you know what the works are likely to be and estimated costs. We will then organise a proprietors’ meeting to consult with you about the proposed works. Where the landlord does not have a majority in a block and a vote is required we organise that in line with your title deeds.

Do you have furniture you don’t need? Our Home Comforts service recycles unwanted furniture.

We take unwanted pieces of furniture, clean them and make them as good as new. We’ll then pass them to tenants of Wheatley Group who need it most.

We are looking for:

  • living room furniture: sofas, suites and coffee tables
  • bedroom furniture: bed bases, wardrobes, chests of drawers and bedside cabinets
  • kitchen appliances: cookers, washing machines, fridge freezers and microwaves
  • dining tables and chairs
  • televisions and television stands or units.
