Do you know which parts of a four-in-a-block factored home are shared parts and which are individual repairs?

Four in a block homes

Shared parts in a four-in-a-block building:
 

  • roof
  • chimney stacks and flashings
  • structural roof timbers
  • loft
  • fascia and soffit (a fascia is a board fixed to the rafter ends where the gutters are attached, the soffits are the underside of the eaves, at right angles to the fascia)
  • all gutters and downpipes (forming part of a drainage system)
  • outside walls
  • outside lintels (not including safe lintels)
  • concrete sills, mullions and canopies (a mullion is a vertical divide between window panels)
  • foundations
  • damp-proof course (DPC)

  • solum (this is the empty space between the floor of the lowest apartment and the ground)
  • floor and ceiling joists (including sound deafening – used to reduce the sound passing through a wall or floor – and joist hangers)
  • underground drainage (up to the property boundary)
  • party or shared walls inside the property
  • mains water supply pipe (from the toby – the connection from the main water supply in the street into the property – to the branch or tank inside the property where a shared feed and supply exists)
  • attic tank
  • dividing fences (check whether these are shared on your title deeds)
  • drying areas and clothes poles (check whether these are shared on your title deeds).

Individual parts in a four-in-a-block building:
 

  • chimney pots and cowls (a cowl is a cover fixed to a chimney pot to allow ventilation)
  • extract or fans and through vents
  • chimney vents and twin gas flues
  • TV aerials (unless part of a shared system)
  • roof and loft insulation
  • walls and doors inside each house
  • floorboards (unless part of a rot repair to structural timbers)
  • ceilings (unless part of a rot repair to structural timbers)
  • plumbing inside your home (drainage, sanitaryware such as toilets, basins and so on, and supply pipe from rising main)

  • heating installations (unless part of a shared heating system)
  • combination tanks and cylinders
  • windows
  • front and back doors to flats
  • gardens (check whether these are shared on your title deeds)
  • paths (check whether these are shared on your title deeds)
  • entrance stairs and concrete paths
  • canopies (not part of the structure of the property and mainly decorative).
