You can look after your home by quickly giving permission for shared repairs to be carried out.

Tenement

Shared parts in a tenement building:
 

  • chimney stacks (may be shared with next close)
  • chimney vents and flues (not including flue liners and catchment boxes)
  • roof (including flashings, tiles, felt battens and loft vents)
  • roof structural timbers
  • loft area
  • water tanks (used by more than one flat)
  • shared gable walls (you may share ownership of these with the next-door close)
  • separating walls inside your home (the flat owners to either side will share the costs for the wall but the finishes on each side of the wall, such as plaster and skirting, will be paid for individually)
  • lintels (a lintel is a structural beam over a door or window opening)
  • foundations
  • bressumer beam (where one exists) (a bressumer beam is a beam which carries a heavy load, usually supporting masonry at bay windows)
  • gutters, fascias, and soffits (a fascia is a board fixed to the rafter ends where the gutters are attached, the soffits are the underside of the eaves, at right angles to the fascia)
  • downpipes
  • stair windows
  • bannisters
  • close stairs and front and back close doors (the close is the entrance corridor and inside stairway)

  • close decoration and light maintenance
  • front fence including gates
  • solum (this is the empty space between the floor of the lowest apartment and the ground)
  • shared back garden
  • paths
  • bin-storage area
  • clothes poles
  • back fence (this is likely to be shared with another close or another property on the street)
  • backcourt wall or fence (might be shared between neighbouring closes)
  • electrical supply (this is the responsibility of the power authority, up to and including your electric meter)
  • gas supply (this is the responsibility of the gas board up to and including the meter)
  • balconies (check whether these are shared on your title deeds)
  • mains water supply pipes (these are shared from the on-street mains supply to the branch supply)
  • underground drainage (this might be the responsibility of the water authority up to but not including individual branches)
  • damp-proof course (DPC).

Individual parts in a tenement building:
 

  • chimney pots, cowls and copex liners (a cowl is a cover fixed to a chimney pot to allow ventilation, copex liners are used to prevent carbon monoxide leaking from the vents that are used to remove carbon monoxide from domestic appliances)
  • roof and loft insulation (individual to top-floor properties)
  • walls and doors inside each home
  • close walls (only for maintenance, the outside half of cavity walls is a shared part)
  • safe lintels (internal lintels on outside walls)
  • floorboards (unless part of a rot repair to structural timbers)
  • ceilings (unless part of a rot repair to structural timbers)

  • plumbing inside your house (drainage, sanitaryware such as toilets, basins and so on, and supply pipe from rising main)
  • heating installations (unless part of a shared heating system)
  • combination tanks and cylinders
  • windows
  • TV aerials (unless part of a shared system)
  • front gardens
  • balconies (check whether these are shared on your title deeds).
